Documents needed when selling your flat

Documents you need to have in order while selling property:



Following documents are required to give to the Society

  • Application for a NOC (15 days in advance)
  • Co-operative society - flat transfer form
  • Form No 20(1)
  • Form No 20(2)
  • Form No 21
  • Form No 23
  • Appendix 4 (On Rs 100 Stamp Paper)
  • Appendix 13
  • Appendix 14
  • Appendix 25
  • Appendix 26 (On Rs 100 Stamp Paper)
  • Notarized Sale Deed of your house
  • Loan Closure Letter with your property name mentioned(If your house is on loan)
  • Sale Agreement (executed between you and the buyer)
Along with the Forms, you need to pay New Buyers Entry Fee: Rs 100
Transfer Fee of Seller: Rs 500
Society Transfer Charges: Rs 25000/- (Paid either by Buyer/Seller as decided).

     Following documents are required to give to the buyer.

  • NOC from the society
  • Sale Deed
  • Possession Letter
  • Completion Certificate
  • Occupancy Certificate
  • Approved blueprint of building/Floor Plan 
  • Share Certificate (If Issued by the Society)
  • Conveyance Deed
  • Property Tax Receipt
  • Society Registration Certificate
  • Receipts of Bills cleared with the Society (Maintenance, Reserve Fund etc.

Always keep the following Essentials handy when dealing with PropertyOriginal and Photocopies of:

  • Pan Card
  • Aadhar Card
  • Passport
  • Electricity Bill
  • E-statement of 6 months bank transaction
  • Form 16 (Income tax return) of last 2 years
  • Loan Monthly Statement of last 1 year (If House is on Loan)
